Bullock & Company have been managing property since 1989.

We deal with every aspect of Property Management and Letting thereby giving a full and comprehensive 'peace of mind' service to Landlords by taking care and control of their rented property.

OUR PROPERTY MANAGEMENT AND LETTINGS SERVICE

We are able to undertake letting appraisals to advise you of the legal obligations, provide a general rental figure, recommend any works to maximise the income from the property and run through the lettings process.

Bullock & Company offer both a letting only and a fully managed service. The most suitable will depend on the level of personal involvement you wish to have.

We market the property by:

  • preparing particulars with photographs;
  • erect a To Let board;
  • advertise in local papers if requested;
  • direct mail to individuals and firms;
  • and through our and other third party websites (www.bullocksproperty.co.uk).

We will arrange and attend all viewings.

We find suitable tenants from whom we secure bank, previous landlord and employers references.

The Housing Act 2004 sets minimum property standards. For example the property must be adequately heated...

The Energy Act 2011 has introduced a minimum rating of Band E for all properties by April 1st 2018. Properties falling below this cannot be let.

The Immigration Act 2014 requires the landlord or letting agent checks that the new tenant has a "right to rent". Failure is fineable up to £3,000.
Landlords will need to see a person's identity and citizenship. This should be done on all persons over 18 prior to commencement of a new tenancy. New tenancies are formed on the expirey of fixed terms, becoming statutory periodic.
Copies of passports or biometric residence permit are obtained. Follow-up checks are required.

As part of the Housing Act 2004 the Government introduced tenancy deposit protection; amended by the Localism Bill of 2011. This deposit has to be re-registered at the end of the fixed term and on each successive tenancy.

The security deposit and first month's rent will be collected by us. You need to give us special instructions if you wish to manage and secure the deposit otherwise we will undertake automatically and charge accordingly.

We prepare the assured shorthold tenancy agreements.

A detailed inventory and condition of the property is made and agreed with the tenant for signature.

The transfer of services and council tax responsibilites is undertaken by us. The meters will be read and accounts will be put into the new tenant's name(s).

We set up a Standing Order so that the rent is paid each month.

 

The fees:
Letting only service: (which includes all of the above) is equivalent to the first month's rent plus marketing disbursements. Minimum £385 to maximum of £850. VAT is not charged.

The balance is forwarded to you with a statement of rent and receipted invoices.

Once a tenant is in residence the care and control of the property becomes your full responsibility.

 

Full management service:

  • All of the above plus
  • Renew annual gas and electrical certificates
  • Collect rental payments
  • Issue to you a monthly statement showing the detailed breakdown of any expenditure
  • Issue annual statements for Income Tax purposes
  • Collect and protect the tenant's security deposit
  • Periodically inspect the condition of your property
  • Be the point of contact for the tenant
  • Liaise with tenant and any tradesmen over repairs, maintenance and access
  • Ensure maintenance problems are dealt with swiftly in accordance with your instructions
  • Liaise with tenant with regard to their lease renewal
  • Serve where necessary Notice requiring Possession under the Housing Act 1988
  • Carry out a final inspection of the property against the inventory and check out the tenant
  • Negotiate with the tenant over any damages and arrange deduction from the protected deposit
  • Take final meter readings and inform the utility companies of the readings and the tenant's new address
  • Inform the council tax department of the change of cirmcustances and obtain notice that whilst un-occupied and un-furnished no council tax is due for as long as possible.

The fee for the Full management service is based upon a percentage of the moneys collected (9-14%) plus marketing disbursements. VAT is not charged.
